Signs of Foundation Problems

What cracks, sticking doors and wet walls usually mean, and which ones need attention now.

Inside the basement

  • Horizontal cracks or a wall that bulges inward → bowing wall
  • Stair-step cracks in block walls → soil pressure or settling
  • Water at the floor-wall joint after rain or snowmelt → waterproofing
  • Vertical cracks that leak → crack repair
  • White chalky deposits (efflorescence) or a musty smell → moisture moving through the wall
  • A sump pump that runs constantly or a high water level in the pit → sump pump

Upstairs

  • Several doors or windows that started sticking at the same time
  • Diagonal drywall cracks from door and window corners
  • Sloping or bouncy floors → settling or crawl space issues
  • Gaps between the ceiling and walls, or trim pulling away

Outside

  • Cracks in exterior brick or the visible part of the foundation
  • A chimney leaning or separating from the house
  • Soil sloping toward the house, or water pooling along the foundation
  • Downspouts that dump right at the corner of the house

A simple way to monitor a crack

Pencil a line across each end of the crack and write the date. Measure the width at two or three spots. Check every month or two through winter and spring. If it grows, call for an inspection. Bring your notes and photos; they help.

What it might cost

Most single crack repairs run a few hundred dollars, while structural repairs can run into the thousands. See the 2026 foundation repair cost guide for sourced ranges.

Foundation warning sign FAQs

Are sticking doors always a foundation problem?

No. Humidity makes wood doors swell in summer, and hinges loosen. If several doors and windows started sticking at once, especially along with new wall cracks, it's worth having the foundation checked.

Is efflorescence (white powder) on basement walls a problem?

It's mineral residue left when water moves through concrete or block and evaporates. It isn't structural, but it tells you water is getting into the wall.

When should I call someone?

Call soon for horizontal cracks, walls that lean or bulge, cracks that are widening or offset, or water coming in. For a dry hairline crack, mark it and monitor it.
