Foundation repair and basement waterproofing for Lansing homes

Lansing has a lot of older housing. Neighborhoods on the east side, around Old Town and REO Town, and along the rivers are full of homes built in the first half of the 1900s, many with block, brick or even stone basement walls that have been through decades of Michigan freeze-thaw cycles. Newer subdivisions in the surrounding townships have their own issues: poured walls with shrinkage cracks, sump pits that run all spring, and finished basements where a small leak ruins carpet and drywall.

Most foundation problems give warning signs first: a damp corner after the snow melts, a crack that's a little wider every year, a door upstairs that started sticking. Catching them early is almost always cheaper. Call or send the form and we'll connect you with an independent contractor that serves Lansing's 48906, 48910, 48911, 48912, 48915 and 48933 ZIP codes and the surrounding communities.

How it works

  1. Tell us what you're seeing. Call or use the form. Water, a crack, a bowing wall, sticking doors: a rough description is fine.
  2. Get connected. We pass your request to a local foundation and waterproofing contractor that covers your area.
  3. Get an inspection and estimate. They look at the basement or crawl space, explain the cause, and give you a written proposal. No obligation.

Fix the water outside first

A lot of wet basements start with short downspouts and soil that slopes toward the house. Before a big interior system, check that downspouts discharge several feet from the foundation and that the ground slopes away. It's cheap, and a good contractor will tell you if it's part of the answer.

Before you sign a foundation or waterproofing contract

  • Check the Michigan license. Michigan requires a state license for residential contractors doing work of $600 or more in labor and materials. Look for a residential builder license, or a maintenance & alteration license that lists the right trade (basement waterproofing, concrete, masonry or excavation). Ask for the license number and verify it on the State of Michigan (LARA) license lookup.
  • Get proof of liability insurance and workers' comp sent from the insurance agent.
  • Get the scope in writing: the repair method, how many piers, anchors or feet of drain, where the water will discharge, who pulls the permit, and what's restored afterward (landscaping, drywall, flooring).
  • Read the warranty. What it covers (labor, materials, leaks, movement), for how long, and whether it transfers to the next owner if you sell.
  • For big structural jobs, consider an independent opinion. A structural engineer who isn't selling the repair can confirm what's actually needed before you commit thousands of dollars.
  • Don't sign under pressure. Per LARA's homeowner guidance, if you were solicited and signed at home, you generally have three days to cancel in writing.

Lansing foundation repair FAQs

How much does foundation repair cost in Lansing?

There's no single price because the fix depends on the problem. Angi's 2026 data puts the national average around $5,174, with most projects between $2,225 and $8,133. Sealing a single crack can be a few hundred dollars, while piering a settled foundation or stabilizing a bowed wall can run well into five figures. A contractor gives you a real number after inspecting the basement.

Is a crack in my basement wall serious?

Many thin vertical cracks in poured concrete walls come from normal shrinkage and are mainly a leak risk. Cracks that run horizontally, stair-step through block mortar joints, keep getting wider, or have one side pushed in past the other point to soil pressure or settling and should be looked at soon.

Does homeowners insurance cover foundation repair?

Usually not. Insurers typically treat settling, soil pressure and slow leaks as maintenance. Coverage may apply when the damage comes from a covered event, such as a burst pipe. Check your own policy or ask your agent.

Do I need a structural engineer?

Not for every crack. For bowing walls, settling, or any quote for piers or wall bracing, an independent engineer's report can confirm the problem and the fix before you spend thousands. Published costs for a report run roughly $300 to $3,000 depending on the scope.
